Mighty Mule Keypad & Intercom Repair: The San Mateo Owner’s Guide

Most Mighty Mule keypad and intercom repairs in San Mateo run between $280 and $520 installed, depending on whether we’re replacing a surface-mount numeric keypad, a wireless intercom base station, or both. We stock the common Mighty Mule-compatible units on our trucks and can usually complete the repair the same day you call. Homeowners in San Mateo typically discover the problem when the keypad stops accepting the PIN after rain, or when visitors press the intercom button and nothing reaches the house.

Which Mighty Mule Models This Applies To

Mighty Mule has used several keypad and intercom designs across its product lines, and matching the right replacement means checking more than the gate opener model number.

The FM137 wireless keypad works with Mighty Mule’s 500, 502, 560, and 562 series swing and slide gate openers. It runs on a 12-volt battery and communicates at 318 MHz. The newer MMK100 series uses a different frequency protocol and will not pair with older control boards. If your keypad has a single red LED and a rectangular battery compartment, it’s likely the FM137 generation. If it has a backlit LCD and two mounting screws at the top edge only, it’s the MMK100.

For intercoms, Mighty Mule’s MUL-200 wireless intercom system pairs with a base station inside the home. The outdoor call button runs on three AA batteries and mounts with a standard single-gang electrical box pattern. We’ve found that many San Mateo homes built between 1985 and 2005 have existing in-wall intercom wiring from older NuTone or M&S systems that we can repurpose, which changes the replacement path entirely.

We carry both OEM Mighty Mule keypads and a commercial-grade aftermarket equivalent made by EMX. The EMX version has a heavier-duty membrane and a five-year manufacturer warranty versus Mighty Mule’s one-year. For homes near the bay in San Mateo, where salt air degrades keypad contacts faster, we often recommend the EMX unit. Name what you found. Name what it costs. Name what you left behind.

Signs Your Mighty Mule Keypad & Intercom Repair Is Failing

Signs Your Mighty Mule Keypad & Intercom Repair Is Failing
  • Keypad accepts the code but the gate doesn’t move. Usually the keypad is transmitting but the control board’s radio receiver has drifted out of frequency, or the receiver antenna wire inside the operator housing has corroded at the connector. We see this often in San Mateo homes within a quarter-mile of the water where salt air accelerates oxidation.
  • Intercom button pressed, no sound inside the house. The outdoor unit’s battery is dead, or the base station has lost its pairing code. In some cases the 900 MHz band is crowded with baby monitors or security cameras and the intercom needs a channel reset.
  • Keypad works only in dry weather, fails after rain. Water has breached the gasket around the membrane or the bottom weep hole is clogged. The circuit board develops trace corrosion that intermittent drying won’t fix. Replacement is the only lasting fix.
  • Gate opens randomly without any button pressed. A neighbor’s new garage door opener or car remote is broadcasting on a close frequency. Older Mighty Mule systems without rolling-code encryption are especially susceptible. We can install a modern keypad with code-hopping security.
  • Keypad buttons require hard pressing or double-pressing. The silicone membrane beneath the buttons has work-hardened from UV exposure. In San Mateo’s climate with 260+ sunny days annually, this typically happens after four to six years of direct exposure.

Replacement Cost & What’s Included

Service Typical Range in San Mateo
FM137 / MMK100 keypad replacement, installed $280 - $380
MUL-200 intercom base + outdoor unit, installed $340 - $520
Both keypad and intercom, same visit $480 - $680
Retrofit to existing in-wall wiring $180 - $260 additional

The range depends on three things: whether we can reuse the existing mounting post or need to pour a new concrete footing, whether your Mighty Mule control board needs a firmware update to pair with a newer keypad, and whether the low-voltage wiring from the gate to the house is intact or has been damaged by landscaping.

We write the full price on a scope sheet before any work starts. That’s Haven Standard Clause 1. The part, the labor, the documentation, and the 365-Day Done Right Promise are all included in the number we hand you. No invoice surprises.

There’s a safe middle ground here. A homeowner can check the keypad battery voltage with a multimeter (should read above 11.5 volts for the FM137), verify the intercom base station is plugged in and powered, and confirm no breakers have tripped. These checks take ten minutes and solve about 15% of the calls we get.

What goes wrong with DIY replacement: the keypad must be programmed to the control board’s receiver, which requires accessing the operator housing and pressing a learn button in a specific sequence. Many San Mateo homeowners have stripped the learn button or bricked the receiver by holding it too long. The intercom pairing process is equally finicky. More importantly, the 24-volt control board wiring is live even when the gate isn’t moving. A short can damage the board, turning a $300 keypad job into an $800 control board replacement.

We carry the common Mighty Mule keypad and intercom units on our trucks, along with the EMX aftermarket option. Call (650) 293-9440 and we’ll confirm compatibility from your model number before we head out.
