Swing Gate Motor Failure - Hillsdale Area
The operator was a 2017 LiftMaster LA500 that had lost its internal limit-switch logic. The gate would travel eight inches, stop, and reverse as if hitting an obstruction. We traced the fault to a failed encoder board, not a mechanical bind. Because the arm bracket and post plate were still true, we replaced only the operator head with a new LA500UL and recalibrated the limit settings to 92 degrees open, 0 degrees closed. Under Clause 4, we photographed the wiring termination, the new encoder reading, and the gate at full open and full closed before leaving.
Wrought-Iron Driveway Gate Rust Repair - Baywood
The lower rail of a double-leaf ornamental gate had rusted through at the hinge side, dropping the leaf by nearly two inches and dragging it across the driveway. We cut back the compromised 16-gauge box section, fabricated a new 14-gauge replacement rail with drainage weep holes, and re-hung the leaf with adjusted j-bolt hinges. The gate cleared the concrete by three-quarters of an inch after re-work. We left the photo log showing the cut section, the weld penetration, and the final gap measurement.
Sliding Gate Track Rebuild - San Mateo Village
The V-track had worn to a flattened profile over fifteen years of use, and the gate was jumping rollers during morning departure. We pulled the gate, cut out the 20-foot run of degraded steel track, set a new inverted-angle track with proper slope for drainage, and replaced four nylon rollers with sealed-bearing steel V-groove rollers rated for the gate weight. The difference in rolling resistance was immediate. Clause 4 documentation included track profile before and after, roller part numbers, and a video frame of the gate running the full open length.
Access Control Keypad Retrofit - Shoreview
The existing DoorKing 1812 intercom had failed after moisture intrusion, and the homeowner wanted standalone keypad entry without the phone-line dependency. We removed the 1812, filled the old surface-mount box with a weather-rated aluminum blank, and installed a Linear AK-11 keypad with a new 318MHz receiver wired to the existing FAAC 740 operator. Programming included 25 user codes, a master code, and a single temporary code for a contractor. The photo record shows the old unit’s corrosion, the new keypad mounted at 48 inches per ADA guidance, and the receiver wiring diagram we left with the customer.
Gate Post Reset and Concrete Pour - Beresford Park Vicinity
A steel receiver post for a sliding gate had tilted four degrees off plumb, causing the gate to bind in the catch at the closed position. The original concrete footing had cracked where a irrigation line ran too close. We extracted the post, excavated to 36 inches, re-formed with a sonotube, and poured 4,000-psi concrete with a post bracket set to within one degree of plumb. Cure time was 72 hours before gate re-hang. Documentation included plumb-bob readings before and after, concrete bag spec, and the re-hung gate latching cleanly.
Emergency Spring and Hinge Replacement - Downtown San Mateo Corridor
A light-commercial swing gate for a four-unit building had a broken torsion spring on the closer arm and a seized lower hinge pin. The gate was propped open with a cinder block when we arrived, which is a liability exposure we see too often downtown. We replaced the spring with a matched-rate unit, extracted and re-bushed the hinge pin with a greasable bronze bushing, and adjusted the closer torque to 45 pounds - enough to control the gate in San Mateo’s afternoon bay winds without slamming. The photo log shows the broken spring coil, the bushing bore measurement, and the gate self-closing through its full arc.
